Mas, aqueles que esperavam uma ocasi\u00e3o favor\u00e1vel para a compra da casa pr\u00f3pria talvez nunca imaginaram que esse momento poderia acontecer durante uma pandemia. Ainda assim, atualmente estamos vivendo circunst\u00e2ncias promissoras para o mercado de im\u00f3veis.<\/p>\n\n\n\n<p>O motivo \u00e9 a queda na taxa de juros para o financiamento imobili\u00e1rio. Segundo balan\u00e7o divulgado pela Credihome, plataforma digital de cr\u00e9dito imobili\u00e1rio, as taxas m\u00e9dias de juros ca\u00edram 5 pontos, de 12% para 7%, de 2016 a 2020.<\/p>\n\n\n\n<p>A queda impacta significativamente em vari\u00e1veis importantes para o financiamento, como valor da parcela e renda necess\u00e1ria. De acordo com simula\u00e7\u00e3o feita pelo pr\u00f3prio Credihome, caso um comprador, em 2016, financiasse R$ 400 mil para a compra de um im\u00f3vel de R$ 500 mil, ele desembolsaria R$ 5.028,76 de parcela e precisaria ter renda mensal de R$ 16.760,86.<\/p>\n\n\n\n<p>Em 2020, caso esse comprador optasse pelo mesmo financiamento, se depararia com parcela de R$ 3.466,37, sendo necess\u00e1ria renda mensal de R$ 11.554,26.<\/p>\n\n\n\n<p>E a mudan\u00e7a na taxa de juros parece j\u00e1 ter surtido efeitos. Segundo o \u00faltimo balan\u00e7o divulgado pela ABECIP (Associa\u00e7\u00e3o Brasileira das Entidades de Cr\u00e9dito Imobili\u00e1rio e Poupan\u00e7a), os financiamentos imobili\u00e1rios tiveram crescimento de 29,9% em junho deste ano, em compara\u00e7\u00e3o ao m\u00eas anterior, e alta de 52,8% em compara\u00e7\u00e3o ao mesmo per\u00edodo do ano passado.<\/p>\n\n\n\n<p>Apesar de o momento ser de instabilidade para muitos, tamb\u00e9m pode ser a hora de encontrar boas oportunidades no investimento em im\u00f3veis, al\u00e9m do fato de que a queda no valor da renda m\u00ednima para o financiamento pode fazer com que mais fam\u00edlias possam comprar a casa pr\u00f3pria.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Financiamento imobili\u00e1rio tem queda na taxa de juros, movimentando o setor.
