A DIMOB tem como objetivo informar \u00e0 Receita Federal sobre as transa\u00e7\u00f5es imobili\u00e1rias realizadas durante o ano anterior, tais como venda, loca\u00e7\u00e3o, intermedia\u00e7\u00e3o, incorpora\u00e7\u00e3o e loteamento de im\u00f3veis.<\/p>\n\n\n\n<p>A DIMOB deve ser entregue prontamente at\u00e9 o \u00faltimo dia \u00fatil do m\u00eas de fevereiro do ano subsequente ao ano-calend\u00e1rio a que se refere a declara\u00e7\u00e3o. Por exemplo, a DIMOB referente \u00e0s atividades do ano de 2022 dever\u00e1 ser entregue at\u00e9 o dia 28 de fevereiro de 2023. A entrega da declara\u00e7\u00e3o \u00e9 obrigat\u00f3ria para as pessoas jur\u00eddicas que realizaram opera\u00e7\u00f5es imobili\u00e1rias durante o ano anterior, exceto as empresas optantes pelo Simples Nacional que n\u00e3o realizou atividades imobili\u00e1rias durante o per\u00edodo.<\/p>\n\n\n\n<p>O DIMOB \u00e9 um importante instrumento de controle fiscal e deve ser mantido com aten\u00e7\u00e3o aos detalhes e rigorosamente dentro do prazo. A falta de entrega ou a entrega fora do prazo pode gerar multas e outras d\u00edvidas para o declarante. Por isso, \u00e9 importante contar com a assessoria de profissionais especializados em contabilidade imobili\u00e1ria para garantir a entrega correta da declara\u00e7\u00e3o e evitar problemas com a Receita Federal.<\/p>\n\n\n\n<p><strong>INFORMA\u00c7\u00d5ES QUE DEVEM SER ENVIADAS NA DECLARA\u00c7\u00c3O DE DIMOB:<br><\/strong>Os dados que devem ser preenchidos na DIMOB incluem informa\u00e7\u00f5es sobre os im\u00f3veis, tais como o endere\u00e7o completo, a matr\u00edcula do im\u00f3vel no Cart\u00f3rio de Registro de Im\u00f3veis e o valor da transa\u00e7\u00e3o, al\u00e9m de informa\u00e7\u00f5es sobre os adquirentes ou locat\u00e1rios dos im\u00f3veis, tais como o nome completo, o n\u00famero de CPF ou CNPJ e o valor total da transa\u00e7\u00e3o realizada.<\/p>\n\n\n\n<p>Al\u00e9m disso, na DIMOB tamb\u00e9m devem ser informados dados sobre os intermedi\u00e1rios, como os corretores de im\u00f3veis e os imobili\u00e1rios que realizaram a intermedia\u00e7\u00e3o das transa\u00e7\u00f5es imobili\u00e1rias, como o nome completo, o n\u00famero de registro no Conselho Regional de Corretores de Im\u00f3veis (CRECI) eo valor total das comiss\u00f5es pagas.<\/p>\n\n\n\n<p><strong>PENALIDADES POR FALTA DA ENTREGA:<br><\/strong>A n\u00e3o entrega da DIMOB ou a entrega fora do prazo pode gerar multas e outras d\u00edvidas para o declarante. As multas variam de acordo com o tempo de atraso e com o porte da empresa, sendo o valor m\u00ednimo de R$ 500,00 e o m\u00e1ximo de 5% do valor das transa\u00e7\u00f5es imobili\u00e1rias declaradas na declara\u00e7\u00e3o.<\/p>\n\n\n\n<p>Al\u00e9m disso, a n\u00e3o entrega da DIMOB pode impedir a emiss\u00e3o de certid\u00f5es negativas de d\u00e9bitos fiscais, o que pode afetar a capacidade da empresa de realizar neg\u00f3cios no mercado imobili\u00e1rio. Al\u00e9m disso, a falta de entrega ou a entrega de informa\u00e7\u00f5es incorretas ou incompletas na DIMOB pode chamar a aten\u00e7\u00e3o da Receita Federal e resultar em autua\u00e7\u00f5es fiscais, gerando ainda mais problemas para a empresa ou pessoa f\u00edsica.<\/p>\n\n\n\n<p>Por isso, \u00e9 fundamental que as empresas que atuam no mercado imobili\u00e1rio intervenham atentados ao prazo de entrega da DIMOB e realizem a declara\u00e7\u00e3o com aten\u00e7\u00e3o aos detalhes e rigorosamente dentro do prazo. \u00c9 recomend\u00e1vel contar com a assessoria de profissionais cont\u00e1beis especializados em contabilidade imobili\u00e1ria para garantir a entrega correta da declara\u00e7\u00e3o e evitar problemas com a Receita Federal.<br><strong>ONDE PREENCHER A DIMOB ?<br><\/strong>A entrega da DIMOB deve ser realizada por meio do Programa Gerador de Declara\u00e7\u00f5es (PGD) disponibilizado pela Receita Federal do Brasil. O PGD da DIMOB pode ser baixado diretamente no site da Receita Federal do Brasil, no seguinte endere\u00e7o: <\/p>\n\n\n\n<p><a href=\"https:\/\/www.gov.br\/receitafederal\/pt-br\/assuntos\/orientacao-tributaria\/declaracoes-e-demonstrativos\/dimob\/programa-gerador-da-dimob-pgd\">https:\/\/www.gov.br\/receitafederal\/pt-br\/assuntos\/orientacao-tributaria\/declaracoes-e-demonstrativos\/dimob\/programa-gerador-da-dimob-pgd<\/a><\/p>\n\n\n\n<p>O PGD da DIMOB \u00e9 compat\u00edvel com os sistemas operacionais Windows, Linux e Mac, e permite que as empresas e pessoas f\u00edsicas que atuam no mercado imobili\u00e1rio gerem, editem e entreguem a declara\u00e7\u00e3o de forma eletr\u00f4nica.<\/p>\n\n\n\n<p><strong>\u00c9 importante lembrar que os dados armazenados na DIMOB devem ser precisos e corretores, uma vez que a Receita Federal utiliza essas informa\u00e7\u00f5es para realizar cruzamentos de dados e identificar inconsist\u00eancias fiscais.
